I ran out of space last night, but I wanted to mention that we did have a professional appraisal done of our house last spring when we appealed our taxes. We have taken the advice of our Professional Realtor as to our listing price. It is up to the professionals in the Real estate community to now bring in clients. I found the biggest challenge is Realtors misconceptions about the community of Breton Woods. If you have not driven around the neighborhood it is time to check out all the improvements. If you are showing a client houses in Seawood Harbor or Bay Wood why not bring them around to see this house. Or compare ours with the pricier homes off Princeton Ave. Our taxes our lower and only our private beach is located in a flood zone X. Our house is far enough from Mantoloking Road so you never hear the traffic. You can easily walk to many stores or drop off your car for servicing and walk home. Our house is designed in such a way that you see water and not your neighbors.

I'm glad I got your attention. The house is priced correctly, I may actually be under priced, but we are located in Breton Woods. A soon to be new upscale community per the town. -- 53 Edwards Road. The house has no flaws. Built in 1995. We had problems which were covered under the DCA homeowner warrantee. Hence our big fight with the Township of Brick. I’m sure we were the reason that the code enforcement people were let go. I don’t feel sorry for any of them. Our life was hell. The house was actually completed in 2009. The problems were fully corrected and inspected not only by the local code enforcement/new Toms River joint team, but by the state of NJ inspectors. The price is the lowest you will find on the open water for the caliber of home with a spectacular view. We want to leave the area soon, but not giving it away for free. We had no flooding by Irene, etc. and the owners are not required to have flood insurance unless the banks require but we are zone x. I invite you to preview our property. We had a broker open house and it was upsetting that not many realtors showed. There is no excuse not to show this house to anyone who wishes to purchase a waterfront home. Our house is the “lowest priced” house on the open water. We appealed our taxes and won. Or selling prices was the assessed value. Even our current realtor agrees that our house is priced on the mark.

Concerned Brik Citizen, If your home was priced correclty within the competitive market your home would be sold. Sellers crack me up when their homes do not sell. However if they listened to a professional from the get go they would have nothing to complain about. Have you hired an independent appraiser? If your home has not sold and you dont believe a Realtor then hire a professional appraiser. it will be the best $450.00 you 'll ever spend. And if you have had an appriasal and it's more then 3 moths old it's irrevelent. You sound frustrated well guess what? so are 896 other waterfront sellers in Ocean County. However the ones that are priced right sell. My buyers are looking in specific neighborhoods, so if your home is not within those neighborhoods that's why I have not shown your home. As far as Brick is concerned. I can say what ever I want. I live in a democratic society and I have been a Brick resident for more than 35 years. Graduated from Brick schools and live and raise my family here. If you have noting nice to say keep it to yourself you do not know me nor do you know how I conduct my business. I'm one of those brutly honest ones and believe me I walk away on a daily bases from listings where the seller will not listen to reason.
