OB Diner For Sale, Closed Temporarily

Local landmark filed for bankruptcy

The OB Diner in Point Pleasant Borough had filed for bankruptcy, is up for sale and may be sold to its former owners.

The popular local landmark, at Richmond Avenue and Route 88, has been dark and empty the last few days and there's a handwritten sign on the door that says "Closed, Will Re-open Soon."

The Ocean Bay, or OB, Diner has not been sold yet, said Sandy Keeton, a Realtor handling the listing at the Point Pleasant office of Coldwell Banker Commercial Riviera Realty Inc.

When asked to confirm a rumor that former owners are buying back the diner, Keeton said, "If that's what they told you" but would not elaborate. She would only confirm that Christo & Demetri LLC is still the owner.

That name is also listed as the owner of the OB property, which is 1.33 acres, in Point Borough municipal records. The property's address is listed as 1519 Richmond Ave.

James and Christopher Mitchel are listed as the owners of Christo & Demetri, according to Borough records. The Borough does not have a record of sale as of yet.

A man who would identify himself only as "John," who answered the phone at the Ocean Queen Diner, Route 70, Brick, said the owners of the two diners sold the OB a few days ago, but he shared no further details.

On a real estate website page, the property of 6,340 square feet is listed as having an asking price of about $1.7 million. The listing says the diner seats more than 100 people.

A NJ Tax Records search page lists the most recent sale of the OB Diner as July 7, 2005 for $1,275,000.

At the time, Tolis Corp. was the seller and carried back a mortgage of $1,125,000, so Christo & Demetri has apparently been making mortgage payments to the seller.

Christopher Mitchel, as president of "Point Pleasant Beach Diner Inc." doing business as "Ocean Bay Diner," filed for Chapter 11 bankruptcy on May 22, 2012, according to an online copy of the filing (see attached PDF). The "voluntary petition" has a long list of creditors owed a total of nearly $1.3 million.

The creditor owed the greatest amount is Tolis Corp., 6 Lawrence Drive, Brick, which was owed $914,691.22, as of May 22, according to the filing. Running a distant but still significant second is the state Division of Taxation which was owed $98,621. It could not immediately be determined if the amounts owed are still current.

Patch could not reach the former or current owners. Calls to their respective attorneys were not immediately returned.

Facebook has been abuzz with local chatter about whether the diner on the eastern edge of Point Borough, that had a devastating fire and then re-opened in late 1992, can make a second comeback.

Clearly, the diner still has its fans. Around lunchtime Friday, a number of would-be patrons pulled up to the OB diner, only to drive off in disappointment. There is a "Help Wanted" sign on the front window, but no telling when that was posted. The diner's phone number has been disconnected.

There is no information listed on the Ocean County Health Department website indicating that any warning or violation notice has been issued to the local eatery.

Patch has left a message with John Protonentis, director of the county health department's environmental unit, that handles restaurant inspections, but he did not return the call.

This situation with the OB and also with the Ocean Queen can be summed up with this old saying. If it ain't broke, don't try fix it! When the diners were sold (I was told that the original owners kept the diners but rented them out to others to run) drastic changes to the menu were made. One of my favorites Greek Salad with London Broil was one of them. It went bye bye and so did I as quite a few of the offerings I liked simply disappeared. Actually about four years ago we had a family reunion and we all decided to go to breakfast at one of the above diners, the food was horrific and it was the last time I stepped into the place. Who ever takes over the OB for god sake don't change the name of a landmark and try to bring back the original menu and you will be fine. Our family reunion breakfast has now been moved to the Princess Maria Diner in Wall and I hope both the OB and the Ocean Queen return to their original menus, hire new chefs as they are a lot closer than the Princess is.

The OB use to be a great diner too bad. I really enjoy the Rainbow in Brick, the food is good and the portions are large.

I' m surprised the diner didn't have an electrical fire, like so many have in the past when money got tight.

I worked ther for years. It s ppretty simply to run with the right staff, a clean place and a good menu...don't mess with favorites the steak and salad, yankee pot roasr and the best soups

The OB Diner sucks anyway. You can't come close to comparing the food there to the Rainbow Diner in Brick. The food is exceptional and the owners are very hard working people!

Sounds like he should run for Mayor in Brick Township. He would be an improvement from the last couple of Mayors we've had.

The Rainbow in Brick is now more than a diner. It is a full blown restaurant with a great menu, fantastic employees, a chef that cares what goes out on the floor and an owner who is one of the most caring persons I've ever met. Calling the Rainbow a diner is like calling a Volkswagen a Limo.

@Gigi, why are you disparraging hard working waitresses? Anyone that works for a living should be respected no matter what their job is. Its the welfare cheats and freeloaders that should be mocked and ridiculed if they are not truly old or disabled. I knew a woman who worked as a waitress in a diner her entire life and she put all of her kids through college. She was loved and respected by everyone that knew her. Good for you anyone who is a waitress. At least you EARN your money.

True its hard work, but often, many of them claim poverty getting Govmt. help bcz 80 % OF their income is not " on the books" they may make 150-200 a night + the 2.10 a hr ( that the govmt. only looks at) they would also get grants ( and many times addl. speninding $$) to go to college. meanwhile, only paying a % of tax on the 2.10 a hr job. ... as the old story goes... the givers will always give & the takers will always take. AGAIN, its NOT easy work, But they should get paid ON THE books so this kind of abuse to our taxs dollars will stop.

Chris Is probably one of the very few people that I know who would give the shirt off his back to help someone in need. Leave them alone they have gone through enough already they don't need negative comments on top of losing their business and having to move to another state. I'm sure that he and his family will be fine, I will Pray for them and those three innocent children.
