Latest plan reverts back to mixed use complex
Last week, Brick Patch reported that the latest plans for the former Foodtown site on Route 70 call for the site to be turned into a mixed-use residential and retail complex, similar to plans for several years ago.
Since the township purchased the site, there have been several plans put forth as to how it should be used. There's no question that since the day the failing supermarket closed its doors, what should become of the site has been Brick's most controversial issue.
Potential uses for the site that have been discussed have included everything from a township recreation center, to a hotel and banquet building, to the mixed use residential and retail complex that is being eyed again by redevelopers.
Though we've had spirited discussion on the politics behind the decision making, we've never directly asked readers what they'd like to see the site turn into in the years to come.

How about for starters a new road from the FT site to town hall to relieve the traffic at Chambers bridges and 70 as well as rout 70 at the FT site. A hotel catering hall would put the site back on the tax rolls as well as being a low volume traffic establishment!

I think the town should sell it to a private investor. While the government will leave it barren for years on end as it struggles with red tape trying to decide what to do with it, a private investor will actually take action and finally make something out of it.

The Brick government should get out of the commercial real estate business; it's clearly outside their 'skill set'. Obviously, we have a lot of senior care centers and nursing homes, but the advantage to that option is minimal traffic. There is way too much vacant retail space in town. Retailing is increasingly mobile and online, the town needs to think of a ten-year plan/strategy about alternatives to retail.

Leave it as open space. A park with a picnic area, boat ramp for the public, maybe a small building with bathrooms, maybe a snack/ bait shop.
Those who said put rateables on it, fyi Morris gets a 30 year tax abatement, PLUS Acropolis has agreed to issue bonds for funding the project if Morris cant get funding.
And where is the 6.7 Morris owes us on the purchase of this property?

SELL IT. Brick representatives have spent far too much time attempting to make a decision on what to do with this property. The time and energy spent should have been on the necessities of the town. SELL IT. The responsibility and accountability of running our town will then be better served; as there will no longer be this enormous distraction. REAL business can then be conducted.

If it were economically possible, the Food Town site could be developed into a new municipal center with an adjacent recreational area that would capitalize on the proximity of Forge Pond. The relocation of town hall would put it closer to the center of town, making it more accessible to all. The existing municipal complex could be sold to offset the cost of relocation. I would envision a multi-story
building that would house all the municipal departments and the police department. There has been talk about moving the library, so perhaps it could also be relocated to the new center. Going two or three stories high would leave more ground area for the recreational uses of the property and parking. While many can legitimately complain about the loss of a ratable (if the site is developed commercially), putting the existing municipal complex site on the tax rolls should make up the difference. If the library is relocated, that site could also go on the tax rolls. As is currently the case, the Food Town property has not been generating any tax revenue for years, so using the site for township purposes will not make any noticeable difference to the total revenue stream.

The county just committed to a renovation project for the library, so I doubt the current library will be going anywhere. It's set to start in the coming weeks.

Sal, I agree......... we should build a new police complex ,court, and move the mechanics that work on the police cars there with a new garage, also we have the waterway to put the police boats there......I suggested this when I worked for the town. We can use the extra office space in town hall.

The County should purchase the site under the open space program and the Township should work with the County to obtain Green Acres Funding for an open recreation area. The thought of another Shopping Area shouldn't even be consider for this site - its time our Redevelopment Department(Mr.Belu) start earning their salaries and come up with a conceptional plan for the entire Community.

Lets take this one at a time...
Hotel/banquet center space? Why? There's one right up Rt70 now and I though a banquet center was going in at Traders Cove?
Upscale supermarket? With this one the question then would be WHO? We already know that Wegmens, Whole Foods and Trader Joes all said they would NEVER build in Brick because we have too many supermarkets now!
Township recreation center?? Really? Like we really need one?? Yea, it would be nice, but now is not the time!
This is a shore community and this area in question is right next to the water!! People canoe & fish there! I can see it being made into a really nice park with picnic area, maybe a playground, bathrooms, hike trail and just some place to go to enjoy the beauty of the area! This town really doesn't need more rentals, pharmacys, banks, coffee shops, pizza places, or nail salons which are pretty much in EVERY strip mall in town! Maybe put a Cracker Barrel on the side near the church!
Oh and someone said a roller rink...sounds nice, but it wouldn't last! There used to be one up on Rt 70 and look what happened to that! It closed! Need to think outside the box when it comes to retail! Something that's NOT in Ocean or Monmouth County!

As to the Forge Pond Site - make it a passive park, walking paths, native shrubs near the water, bike paths, low maintenance - the town should try to find funding from the County, State and Federal government as well as non profits to develop the land as a passive park alongside forge pond - no longer referred to as foodtown site

A nice park, right next to forge pond would be welcomed in this area. Fill in the empty stores in strip malls before filing for permits to build new ones. I am heartened by all the calls for skate-related activities although these suggestions fall short of what Brick REALLY needs: a world-class professional women's roller derby team! Nothing speaks stronger to the true spirit of the Jersey Shore than women in pads and helmets racing around a hardwood track trying to knock each other ino the screaming throngs of trackside fans

Another use of Foodtown property that would provide entertainment as well as revenue for the town would be an Evening Dinner Theatre where people could dine and see a show. Westchester NY is the only local hit when searching for this type of venue; and we attended there many times while living up there. This also limits Rt 70 concerns of excess traffic to post rush hour travel. A small adjacent walkway, or park area, near the water could complement the evening experience of people wishing to attend such an event; or merely wishing to take a liesurely walk. This spot would be very inviting for Brick residents, tourists, and a quick ride for Monmouth County residents looking to spend a quality evening with friends and family. Less expensive than New York, easily assessable, and does not exclude exposing children to quality entertainment without the gambling environment experience in Atlantic City. Let's put Brick on the map for entertainment!

According to the zoning map, the property is B-3 (Business Use), so whatever is permitted to go there according to the zoning ordinance is fine by me. As far as traffic is concerned, flocks of people drive up and down Rt. 70 every day, so if the site becomes retail, the site becomes just another pit-stop along their path of travel.
Is a park or township recreation area a beautiful idea? Sure. But unfortunately those luxuries only cost the taxpayer more money, which is something the taxpayer doesn't have....particularly in a BAD economy.

Those of us that have lived here for years, know that retail does not work out on that property, too hard to get to. We have watched business after business fail at that location. Time for a different idea and not apartments or condos either. Time to think out of the box and do something with the property differently than in the past so we don't have to buy it again, knock it down again and then carry it for years on the tax role again.

Here's my 3 wishes for the Foodtown Lot:
1. An annex for St. Judes Hospital for kids, where kids could get fantastic care at no charge.
2. A Cancer Treatment Center of America so Shore residents don't have to NY or Philly.
3. Since the first two are probably impossible, then the third is, a natural park, replant, have nature trails a place to fish and let nature take it coarse quit turning this town into an concrete jungle.

I don't know the actual size of the property - However, I do know that the Brick High School is falling down! It is deplorable and is in need of lots of repairs.
I vote to sue the Government under the NO CHILD LEFT BEHIND laws. Our children in Brick have nothing to be proud of at their High School (old Brick) - Meanwhile - Neptune, Long Branch and other Abbot districts get EVERYTHING HANDED TO THEM! No Child Left Behind really means MANY Children Left behind. BTW: I grew up in Neptune - I know what WAS THERE and what is there NOW is like DAY & NIGHT!! If I am correct - EVERY school in Long Branch was rebuilt. Why NOT spread some of that money around - EQUALLY!! Every district is tapped!!

This site could be a great addition for Brick Town - a true area of green that would be serene and seen on Route 70 and turning off Brick Blvd - A park with trees, shrubs, and walking paths. If the property is sold, the money will be gone, poof, in a short time. Sell it to a developer, it will be ugly strip mall stores, maybe a low scale condo project. They will not do the road improvements the State demands so they will fit whatever they can get in there without doing the improvements to Route 70.
The town is set on selling the property - some say a done deal - to any developer to get money now. Parks do require maintenance but parks are very important. If they put condos there, that will cost the town money, way more than maintaining this property as a park

senior recreation( simple building) the rest open space. All passive recreation, no water parks or anything large. We have paved over way too much. Canoe launch would be fine. There are plenty of more stores , and housing ( 170 town homes + rentals) coming behind the post office soon enough. We need to plant trees and bushes to help Barneget Bay. Don't think one of those other grocery stores wont come here soon. With shape A&P corp is in, they probally wont keep both a Pathmark and A&P in the same town.
