Township to Tackle Condo Crime Concerns

Meetings will be held to gather ideas on how to reduce violence

One of the township's next steps in an effort to reduce violence in a number of multi-family housing developments will be a town-hall style meeting which will include a discussion on how to combat crime and other issues.

Though a date has yet to be set, Mayor Stephen C. Acropolis said a meeting will be held as part of a wider effort to reduce violence in several of the township's condominium complexes. Acropolis said he has already hosted meetings with members of condominium associations.

Another part of the effort to reduce crime was reinstituting the Brick Police Department's Selective Enforcement Team, or SET Team, as it is often called. The specialized unit is tasked with combating drug and gang activity. Police Chief Nils R. Bergquist has said drug activity is the driver of the majority of the township's property crime.

Condominium complexes in the township have had the dubious distinction of being the sites of several violent incidents in recent months.

In April, police investigated a stabbing in the Maple Leaf Park development off Herbertsville Road. Last month, police arrested a man involved in an assault on a female there. In February of this year, a woman was robbed and cut while walking along Herbertsville Road near Maple Avenue, adjacent to the same development.

Other condominium complexes have also made news in recent years. Police have identified gang graffiti painted outside the Cedar Gardens complex off Cedar Bridge Road, and last year, several people suspected of being rival gang members engaged in a fight at a complex off Van Zile Road.

Perhaps the most high profile incident that has taken place in a Brick complex was the 2005 arrest of William Sosa, leader of the Philadelphia Latin Kings, who was found to be living in Sutton Village. Sosa, nicknamed "King Homicide," is now serving a life sentence in a federal prison.

"Residents of these developments are tired of seeing police lights outside their windows. They are tired of feeling scared in their own homes," said Acropolis.

The next planned meeting will involve the mayor, police chief, members of the township council's public safety committee and representatives from the condominium associations.

The meeting will cover ways to combat drug and gang activity, and provide a forum for the group to "discuss what avenues are available to the township and the condo associations to combat these problems," a statement from the township said.

After that meeting, a public, "town hall" style meeting will be planned aimed at hearing the concerns of residents.

Maybe have police sub stations in the complexes like they do in large cities? The space could be donated by the condo associations.

Unfortunately these types of complexes in many towns attract undesirable people. There are plenty of decent people there too, but it does attract an element of transients who cause problems. All the cops can really do is increase patrol and hope that by their presence the crime goes down.

Since it seems unlikely that the troublemakers are homeowners in these complexes, perhaps it's time to find out who the landlords are that are renting to them.

Landlords, more like slumlords. Many of the units in Maple Leaf were bought up with the express intent to rent and rent cheap.

Yea, but they can't really make the landlords not rent to people just because they are dirtbags or their friends are. Idk, I just feel bad for the people who live there who are decent people.

Install cameras...
I've been an advocate for installing cameras in hot spots instead of increasing the police force.
Cameras are used in many cities and towns.... studies show they are a police force multiplier... they are a crime deterent... and used to solve crimes.
Cameras are wired up and send via internet to the police station whereby a person can be monitoring all the cameras.. The cameras are mobile.. as it can be moved to different locations.

Cameras seem like a logical thing to use, but do we still have those folks who feel like their privacy comes to issue. Look in NY how many times suspects have been seen while commiting a crime and then arrested. Police can't be all over at one time.

Cameras were in the process of being installed late this past winter/early spring at Maple Leaf, and then the project came to a grinding halt. I have no idea if our Association plans to resurrect it and get the job done. All I know is, I wish those folks would just do it and get it overwith.

Cameras seem like a great idea. Residents that are more concerned about their security will compromise some privacy, especially for the safety and security of their children. It's very sad that children have to be exposed to these environments.

I agree with the camera idea, wired to the police station! Also more police prescense. If something is not done about these areas... It will only get worse!! It must be controlled now.

The problem cannot be combated, the problem is the people who own these condos they are the money people from Lakewood and other towns and cities where this group of investors live, and can I make it any more direct? They have the right to buy where ever they like and I defend that right, the only problem with it is they don’t care who they rent to, and possibly they import problems to bring down the value of property in these areas to control all the apartments, in NYC this is called block busting and it is illegal. Can we stop this Lakewood invasion, only if the town would condemn all the properties in the development and create housing for the elderly?

How bout the TWP Police just patrol in these condos much more. I have been told by Twp cops that they just avoid patroling in those places unless called upon. Too much trash is moving in, MapleLeaf is absolutely terrible IMO. You dont have to think to hard to figure out why either. Gang members etc.....everybody knows it yet nothing is done. How bout our tax dollars and high salaries start getting earned. It was fine and dandy when we were considered one of the "SAFEST" cities, well now its not. Do something about it......

How about putting up security booths/gates to enter and exit these developments, like they do in the senior communities? Everyone who enters and exits has to provide their name and who they are visiting, or have a pass card.

I live in Evergreen Woods and I do not see any of the crime here that is being reported in the other condo-complexes.

As for the police, our association pays for the police to patrol Evergreen Woods. Perhaps the other associations should do the same.

Anthony,

Your suggestion is unfair, unreasonable and, above all, an insult to decent, law-abiding Maple Leaf Park residents like my husband and me. Besides, who do you think the winners would be if your suggestion became a reality? Troublemakers are looking for a way to get an upper hand in our little community. Personally, I don't want that to happen, and I think there are plenty of other people who agree.

My husband has lived in this complex since 1991. He has seen it go through many changes since then. I joined him here seven years ago. Both he and I would love to move to a better location but can't afford to move out. We're just trying to do the best we can given what's happening around us.

I hope and pray for a workable solution to the challenges that lie before us.

Many towns all over the state have condo/townhouse developments and they aren't all dumps. Unfortunately, many, if not most, of Brick's condo developments are dumps. Increased security and police presence is a given. But, I also think the Condo association is going to have to jack up their condo fees. Granted, I know this hurts a number of innocent people and it could be detrimental to those people particularly in this economy, but I am not sure what else can be done. If the condo association doubles their fees, the landlords will pass it off to their tenants. When the rent goes up, hopefully it will begin to weed out some of the garbage. A security gate at each entrance and exit would help, where people have to sign in and out, just like in a gated community. However, that would cost serious money. But, again increased condo fees could cover this expense. Cameras are a must....but the better quality/discreet ones so they go unnoticed. The bottom line is whatever action is decided on, it's going to cost serious money to clean up those joints. The truth of the matter is, the town has to put serious pressure on the condo association, b/c they are the ones with the control of the rules and regulations of the complete, issuing fines, and putting pressure on the landlords.

Reply

CShorShell

2:48 pm on Monday, July 30, 2012

Oh and another thing to think about......laws protect the renter, but their is very little that protects the landlord. Evicting tenants is a VERY long and difficult process. Perhaps some changes need to be made our state reps. to change this.

How about just sitting a cop in these complexes on a Friday and Saturday night. Make them stop people and question their business of being there. I also agree the cause is those men in black from Lakewood this is their M.O. They will buy up fill them with undesirables so all sell then they will drive out the undesirables to surrounding areas. Then the whole neighborhood will wear top hats and drive mini vans.

the only real hope would be to claim Eminent Domain, bulldoze the entire area and make it something of a useful nature. I'm not sure if the property could then be resold after claiming E.D., but that could work to build a normal neighborhood if sold to a developer and if we could prove the (new) tax rateables would be for the good of the town.

My mom was here at ML for 25 years before she passed. Now I am here for the time being. I spoke to our new management a few times. This past Spring, they installed cameras. They are working ! They were able to assist the police in 2 break ins. Also, when a renter destroys property, they are handing the bill right to the landlord. That , along with some of the trouble makers moving out and more police present, activity has gone down where I am. The majority of the landlords are , yes live in Lakewood , and they do not care as long as they get their Section 8 check ( which is $1400 a month one told me ). We had horrible a management company running this place for 8 years, now new mngt has taken over and they are not putting up with anything. You think cameras invade your privacy? To BAD! Please do not raise our Homeowner Fees. It is high enough. I live with renters and I wouldn't trade them for anything ! Wonderful people ! People call these troublemakers ' the element'. Got news for you , they are everywhere and it is about time our Mayor did something about it.

What if those who are buying with the intent to rent, can not rent the unit until it has been owned/ their primary residence for a set number of years. This would keep out undesirable investors, and benefit those who are homeowners and long term investors.

I heard the Lakewood home depot will close soon to tear that shopping center down and make it a Hasidic apartment complex. The plan is for lakewood to grow to 210 thousand people as published in the asbury park press last December. The state has signed off on this and already they are close to 100 thousand people n Lakewood. They are pushing the nn hasidics out to the surrounding towns. Low real estate prices are fueling this.

Toms River, Howell, and Jackson are also under assault. They tried to build a temple downtown and some concerned business people preempted the purchase. Once Brick falls Point will follow.
