A township council redevelopment committee will meet with the principal of M&M Realty Partners to discuss the future of the Route 70 site, Councilman Jim Fozman said this week.
"We're setting up another meeting with the redeveloper," when he returns form vacation, Fozman said.
Last month, M&M representatives requested the council change the site's redevelopment plan – which currently calls for a hotel and banquet facility to be built at the site – to allow 192 condominium units, commercial space and about 70 rental units, depending on the complex's overall size.
The proposal has been met with public criticism.
Fozman discussed the matter in response to a question posed by resident John Zingis during the public comment portion of Tuesday's council meeting. Zingis said he was upset that the process of choosing a plan for the site had not been more open to the public.
"The committee has to agree first on what's going to happen and how we're going to go forward on this," said Fozman.
"That's unfortunate," Zingis replied. "I understand your issues with respect to having some closed door meetings, but the minute that door is open, this entire community has a right to know."
"I think the developer really struck a nerve coming in here at the last minute with all these condos," Zingis continued. "I, for one, do not want to see condos in this town, no more. 192 on Route 70 is disgusting. It takes three traffic signals to get through the center of town."
"If you put a hotel, restaurant there, a bank, you're going to go through the same process," said Fozman.
Dawn White, another resident, asked that the council meet with the Citizens' Redevelopment Committee to discuss the matter.
"There is an environmental consultant, there is an engineer, there is someone who has dealt in the planning board and land use meetings for the last 12 years and has sat through hundreds and hundreds of meeting through the approval process," on the committee, she said. "None of you have contacted the chair to sit with any of us, and I don't understand that."
Fozman said he would meet with the committee.
The future of the site remains, ultimately, in the hands of the township council.
"No matter what the procedures are that are laid out in [the redevelopment] agreement, the redevelopment plan is adopted by ordinance and it cannot be changed in the absence of an ordinance," said township attorney Jean Cipriani.
The allow for condominiums to be built at the site, the council would have to approve a revised ordinance on first reading allowing the change from the hotel plan, then hold a public hearing and second vote.
"We're ready, willing and able to do what the council designs this site to do," said Mayor Stephen C. Acropolis. "I … thought we had a plan in place, and now it looks like that plan has changed."
Council President Bob Moore said the future of the site is "not a dead issue" and there will be opportunities for more public input on the tract's future.

Brick is so crowded as it is, allowing condos and more and more people to move in without caring for the residents who are already here, is just plain rediculous. What ever happened to the community center plan anyway? We need activities and programs that keep our kids, families and seniors glad to be part of the Brick community. We have lost all sense of "oneness". Before Brick becomes a series of traffic jams and liquor imporiums, could we please create a place where people can meet and feel that much needed sense of belonging.

The town is bend on putting something here regardless what ever it is will be a traffic nightmare ( it is already & nothing is there) NO matter what they decide they HAVE to think of how to fix the traffic flow... with that said, I heard a great idea that personally would love to see & would be a great fun place for everyone, A old time drive in movie theater with a 50's / car hop it will be great for locals & for our tourist .

The Homedepot was a better idea, this is crazy talk. Over 250 condos, for purchase and rental....totally nuts. This company M&M buys a trailer park on Rt 88 for what reason. They built Costco center which took years because of bad soil. And now condo, its going to look like North Brick....The bottom line is they done even own the property......This was another dumb purchase by Brick...I would take the vacant lot over 250 condos.......lol

The council president promised that there would be an open discussion and vote with the residents, I guess he is also being blindsided by Fozman.
Fozman is delusional if he thinks that this is a good idea, which he has stated multiple times. He said off the record Tues night that he thinks the condos will be purchased(1200sq ft at >300K), and also fears we will lose the 7.5M offer if we change the plans. I told him he needs to stop thinking short term here. Ugh so disgusted.

I should get my own psychic show on TV. I knew from day one that the goal for this property would be a residential area, why because parts of it, is on water. The last thing this town needs are condos and apartments at this site. The mantra by those at town hall was always been that some sort of facility would be put in there for the benefit of the people of Brick, a nice lie to smooth ruffled feathers, also in the promise was to put something in there that would have little if no impact on traffic. Another lie. The only thing that should go on that property is:
A. A childrens hospital ran along the lines of St. Judes Childrens Hospital
B. A Cancer Treatment Center of America
C. A park, open space for the people of Brick
Since A & B are probably an impossibility then C. seems to be the likely choice.
Like the lies stated above, those "luxury" condos promised at the site will probably be section 8 by the time everything is said and done and that's the last thing the people in this town want. As far as it being a waterfront property, if your idea of living on water thats only good for paddle boats and fishing for Sunnies, then I guess there's your place!

In order to effectively voice our opposition, and to demand that residents have a voice in the planning process going forward, we need to speak in a unified voice. Does anyone know for sure if there is any requirement for a person or corporation doing business with the Township to publish the names of anyone in the org. that has contributed to the campaign of any civic official? There has been some mention on the Patch that there might be some such connection in this case, and I would like to know if it is true. If there's no such requuirement, maybe there should be.

Council-members-at-large Al Barr (R) and Angel Albanese's (R) terms are up this year, but both are running again. Joining them on the Republican ticket is newcomer William "Bill" Smith.

As to her replacement? "Bill Smith - what a nice guy," says Whiting. "He's been working for Clark for a long time and it's nice to see some new blood getting involved."

Thank you all for paying attention. I was floored when Fozman accidently blurted out he was having his own private meeting. I almost fell over. To that end, I am participating and in support of www.friendsofforgepondnj.org. We all agree we must do somethng with the property, but we must let the public have a voice.
Stay tuned fellwo citizens and thank you all for posting your comments. It seems pretty clear that this township DOES NOT want more "luxury condos for the few" as our town center.

Fozman's comment was very telling. It does make me wonder how many of these meetings have taken place with M&M and Jack Morris concerning Forge Pond. Most likely we'll find more than one if we are give the chance to look into it.
Residents must be given a voice in the redevelopment process and I have a feeling that time is running short. Those of us who seek a spot at the negotiating table need to act quickly to ensure we're given a chance to be heard. I know, but when you have sub-committees, they are OPEN and report back to the governing body. BTW, it was Point Pleasant Borough, mid 80's. I the greatest feeling that I had when leaving office was "When I got into office I didn't owe anybody. When I left office, I didn;t owe anybody".
So I would simplay ask you, the people and the governing body ....Why the secrecy and the last minute change to the land use of the largest parcel of OUR LAND.
I recommend that you come to a meeting and voice your concerns.

To that end, I am a citizen of Brick who has an opinion. It appears to be shared by many according to comments in th ebrick Patch.
It's very unfortunate that Councilman Fozman has elected to run his Committee as he chooses. That's hid decission and I respect that, although I may not agree, as I've publically stated.

Hello Friends of Forge Pond NJ. PLEASE get your kids involved. I had a great conversation with young adults today about the Foodtown site. I told them what was goin on and they were horrified. I asked that they get involved. After all, I told them, it's your property too. I also told them I needed much help with social media. I hope they come through to spread the word that all we need is a civilized public debate over the future use of the Forge pnd property.

Still trying to digest this plan. What stands out in my mind is that we really have nothing like the is our town. It seems like a much more urban type of plan. I looked at some on the info posted on the friends website and I see they are expecting approx 500 residents along with the retail space. This floors me! This is an absolute overdevelopment and over use of this property. I am shocked that the council would even consider something like this as potentially suitable. I am shaking me head on this one. Even if the plan is cut in half it would be overdeveloped. This will be a massive behemoth that will stand out in this mostly one and two story town where single family housing dominates. I just don't get it.

There's really not much to make sense of here. It seems that the Council just doesn't want to be bothered by the whole issue of the redevelopment and is just letting M&M do whatever they want or they just want something built there ASAP in order to look good. In any case we need to impressed them that the residents want a seat at the table as redevelopment plans move forward. I, and many other residents, feel that this latest proposal is not in the best interest of current residents. There are ways to create a community asset that provides revenues for the town and active and passive recreation areas for usage of all segments of residents. It just takes some thought and planning. It's an asset for the town, not the Council's or M&M's. www.FriendsofForgePondNJ.org are working hard to continue the accumulation of public information and will present new questions to Council.
Anyone interested in the development of the site MUST ATTEND the upcoming Council meeting on April 2nd.
Additionally, Councilman Fozman requested that anyone with suggestions for the future development of the site should email him or the Citizens Redevelopment Committee. BTW, the Citizens Redevelopment Committee is scheduled to meet at Town Hall this Thursday evening. It's a "closed session", but the public has the right at least to know ther's a meeting. I REALLY would hope the Chairman of the Committee would report to Council so we would get an accurare accounting of the meeting.
Please look for us on Facebook too. Friends of Forge Pond - NJ is not against developing the site, but the development must benefit ALL Brick Residents and be done so in an environmentally smart manner. Afterall, this is our last chance to develop this property correctly. PLEASE GET INVOLVED, COME TO MEETINGS AND LET YOUR OPINIONS BE HEARD.

As far as I'm concerned Council should act this coming council meeting and put the stake through the heart of the proposed "condo - strip mall" redevelopment idea.

Thanks for the updates John, I do hope that more people get involved so that the council truely can feel how pressing of an issue this is for the residents of Brick and so that Mr Fozman can see that this is not what is in the best interest of this town.

Brick Council meeting tomorrow night - April 2nd at 7pm. The discussion of future condo use at the former Foodtown site will be a much discussed topic. All should attend and join in the discussion. It's OUR TOWN.
